Choosing a budget property

A limited-service property is a deliberate trade — fewer facilities, fewer staff, a lower rate — and the trade works when the stay is short and the expectations match.

The category has a size signature. Limited-service properties commonly run 40-70 rooms; full-service properties, the ones with a restaurant and meeting space, usually start above 120 rooms. The room count is a useful proxy: it predicts the staffing, the lobby, and what can reasonably be asked of the front desk at 02:00.

Room size is the first physical check. A single queen room runs about 120 sq ft, a double queen 180-220 sq ft, and a suite 250-300 sq ft. One person and one bag fit 120 sq ft comfortably for a night; two adults with luggage should treat the double-queen band as the realistic minimum.

The in-room kit is consistent at the core and variable at the edges. Expect 2-4 towels, a small sink counter, one coffee maker and a TV. Irons, hair dryers and extra pillows vary by brand, so if the morning depends on any of them, confirm before arrival rather than discovering the gap at 07:00.

Noise is a layout question rather than a star-rating question. Many budget properties are roadside buildings with parking near the door, which suits a late arrival and means traffic and footfall are part of the room. A request for a room on the quieter side of the building costs nothing and is the cheapest upgrade available.

Parking and breakfast close the checklist. Parking is commonly free at budget properties — one of the segment's genuine advantages — and a flat USD 5-20 per day where it is not. Breakfast, if it exists at all at a 40-70 room property, is a property-level decision rather than a category standard, so read it as a bonus when included and plan otherwise.
